Arthur Kipps, a young solicitor from London, is sent to the isolated and eerie Eel Marsh House to sort through the papers of Alice Drablow who has recently passed away. The locals of Crythin Gifford are reluctant to discuss the reclusive old woman and although Kipps is unaware of the dark secrets that lie behind the shuttered windows, he has a terrible feeling of unease. At the funeral of old Mrs Drablow, Kipps glimpses a mysterious young woman with a wasted face dressed all in black in the churchyard. But who is she and why is she there?
